New Argentario Villas Blending Luxury with Sustainability in Tuscany’s Maremma

10 April 2025

Available for Rental from July 2025

Porto Ercole, Italy; March 2025Argentario Golf & Wellness Resort’s exclusive collection of villas in the relatively undiscovered region of the Maremma in Tuscany that blends luxury with sustainability has a number of new villas available for holiday rental from July 2025.

This innovative residential hospitality model combines all the elements of Italian style and elegance in a setting dedicated to well-being, tranquility and relaxation whilst at the same time integrating a strong commitment to environmental responsibility for the surroundings.

The luxurious Argentario Villas range from three to six bedrooms with the latest properties constructed in the four-bedroom Maremma Cottage and six-bedroom Hills Lodge configurations. The villas feature the ‘Lagoon Bay’ interior design concept that encapsulates contemporary country accents, historical prints on the walls, and marine or retro light fittings. The light-filled properties are enhanced by brushed oak wood floors while the bathrooms exude elegance in grey and black. The black-wood kitchens include industrial details and high-end KitchenAid appliances while the teak terraces are furnished with stylish outdoor pieces and complemented by thoughtfully designed lighting.

Nestled within over 80 hectares of unspoiled nature featuring Mediterranean forests and ancient olive groves, the architects of the Argentario Golf Villas are extremely proud to be a shining example of mindful territorial development. As part of its environmental credentials, the project embraces sustainable luxury by utilizing eco-friendly materials, smart energy-efficient systems and advanced solutions such as thermal walls, solar panels, green roofs and rainwater collection for irrigation.

In terms of further supporting the Monte Argentario promontory and its community, the Resort aims to extend the tourist season with the establishment of the 22-villa collection and so create long-term job opportunities for local residents.

Indeed the impact of sustainability when creating the villas goes further than safeguarding the environment; it looks to enhance the local area as a whole. The establishment of a PGA National Italy-certified golf course, a world-class spa and wellness centre, and a variety of outdoor activities at the Resort make it an attractive destination for visitors and investors year-round, helping to elongate the seasonal nature of tourism in this region of Tuscany.

Added to this, the Resort’s culinary offerings focus on tailor-made menus using organic produce coupled with a strong commitment to short supply chains and high-quality local ingredients. Indeed, many of the products used in the on-site Dama Dama and Club House Restaurants come directly from the property’s bio orchards and vegetable gardens.

Designed for those seeking an exclusive residence with the benefits of a five-star resort, the villas can be enjoyed as a private retreat or rented out when the owners are not in residence, again generating a positive economic impact on the region by drawing more people to the Resort.

The villa initiative also supports sustainable construction and local craftsmanship, with interiors curated by Milan-based designer Andrea Fogli in a ‘Luxury Retro’ style that celebrates Italian building traditions and uses as many natural materials from the Maremma as possible.

Thanks to the support of the Tuscany Region, the Province of Grosseto, and the Municipality of Monte Argentario, this unique model has emerged within the Italian hospitality landscape. The combination of outstanding architectural design, exceptional living comfort, a prime location, and world-class services makes this project a benchmark of prestige and sustainability not just on a local but also on an international scale.

"With Argentario Golf Villas, we have created a hospitality model that merges luxury and sustainability, delivering real value to the region. Our goal is to offer a residential experience that respects and enhances the unique landscape of Tuscany’s Maremma while ensuring top-tier services and well-being without compromising environmental balance," says Augusto Orsini, Founder of Argentario Golf & Wellness Resort.

Four remaining villas are available for purchase at prices ranging from €3.2 to €4.5 million, with the other 18 villas already sold to Italian and international owners. Currently, the average occupancy for each villa exceeds 170 room nights per year, generating an average rate of €2,500 per night.

Owners receive a net 50% share of the rental income, while the resort retains the remaining 50%, covering all management costs including agency fees, Marriott royalties, utilities, and housekeeping services.

The completion of Argentario’s villa complex in June this year coincides with the staging of the 82nd edition of the Italian Golf Open, a regular professional golf tournament on the prestigious DP World Tour at the Argentario Golf Club. Hosting the event is a testament to the quality of the course and on-site accommodation, as well as its excellent golf practice facilities and its two first-rate restaurants.

Located just 90 minutes by car from Rome Fiumicino airport, the Resort is also conveniently located for the airports at Pisa and Florence whilst the on-site heliport makes it easily accessible by helicopter.
